Indianapolis was identified as an emerging distribution market with a cost and locational advantage thanks to its relative proximity to Chicago and other factors. Subsequently, a 37-acre vacant land parcel was acquired in May 2001 for bulk warehouse development

Results
Phase One, consisting of 443,000 SF, was completed and 100% leased. Phase Two, representing an expansion of 350,000 SF, was also 100% leased.  Both buildings were then sold to an institutional investor.
