A 6.65-acre parcel of land in Green Valley Office Park was acquired in 2002 from an affiliated entity to develop a 100,000 SF, 70% leased office building for occupancy by Copart, Inc. The building was designed with load-bearing, tilt-up concrete panels with large window openings to achieve cost efficiencies while offering a Class-A look.
Results
The tenant exercised their right to expand during construction into the entire building; within 14 months of completion, the company exercised their right to purchase. The investors enjoyed a significant return over a very short period of time. The building was later acquired by Partnership HealthPlan, which now occupies the building.
