Opportunity
A 75-acre parcel of vacant land, zoned office, was purchased in May 1998.  Property is located at the southwest corner of 95th Street and I-435 in Lenexa, Johnson County, Kansas.  Janko Group and affiliates completed infrastructure, negotiated tax-exempt benefit district financing, and established strong architectural park covenants regarding design and construction.

Results
The park, Renner Ridge Corporate Park, is one of the highest quality parks in metropolitan Kansas City and has been a tremendous financial success.  Fifty-five of sixty saleable acres have been developed with six buildings (650,000 SF) housing four corporate headquarters and two regional offices with an employee count of roughly 2,500.  Janko Group and affiliates developed two office buildings (250,000 SF), one of which Janko Group currently owns, along with a five-acre unleveraged vacant site.  Janko Group and affiliates sold three parcels which have been improved with single tenant corporate users (350,000 SF) and sold a five-acre parcel that was developed as a bank.
