Janko Group acquired a 35,000 SF multi-tenant office building from a bank at less than 35% of replacement cost in 2014.  At the time of acquisition, the building was 40% leased. The asset is located adjacent to Dell Webb's Sun City - the largest active adult community in the Midwest. 

Results
Significant capital improvements have enhanced the property’s exterior and interior appearance, and multiple new leases were executed within 90 days of acquisition.  Cash flow and asset value have increased, exceeding expectations. Additionally, one of the new tenants has expanded within the building, with an option to purchase, which we expect to be exercised.
