Opportunity
Solano County was identified as a low cost alternative to the existing major office markets in suburban San Francisco. Therefore, in cooperation with the City of Fairfield, a 51.4-acre parcel of land was purchased in May 2001 with options on a contiguous 70-acre parcel. Strategically located at the intersection of I-80 and I-680, Green Valley Corporate Park is 45 miles equidistant from San Francisco and Sacramento, 20 minutes from Walnut Creek, and 10 minutes from Napa Valley. The site offers 4,000 feet of frontage on I-80 with two full interchanges (Suisun Valley Road and Green Valley Road). The City provided an internal spine road to attract tenancy.

Results
We developed three buildings (200,000 SF), sold land parcels (53-acres to five users), and own 20- acres of land plus have options on 34-acres of land for future development or sale. Major tenants include Kaiser Permanente, Partnership HealthPlan, NorthBay Medical, Sutter Medical and Chapman University. Two hotels, Staybridge Suites and Homewood Suites, were also constructed in the park.
