Janko Group contracted for a 130-acre parcel of land adjacent to a Union Pacific rail line, and frontage on Reed Road, which connects to I-55. The site’s appeal was based in its convenient access to rail and highway, the low cost basis, and its location in a TIF district.
Janko Group “flipped” the land contract to a rail user which is extending utilities to the site, adding a spur to access the UP rail, finalizing the development agreement with the municipality, and commencing construction in 2017 of a 300,000 SF building. The user has use of 70 acres and Janko Group has an option on 60 acres at the original favorable contract price.
